Because of the Executive Order issued by Governor Tim Walz, the options for landlords that find themselves in these circumstances are very limited. The reason for this is that due to the ongoing Covid-19 pandemic, Governor Walz suspended the ability of landlords to evict their tenants due to the failure to pay rent as long as the peacetime emergency is in effect. Under the Executive Order, a landlord cannot even issue a notice of termination of lease, non-renewal of lease, or terminate a lease during the peacetime emergency, even if they do not intend to try to remove their tenant from the property due to their failure to pay rent.

Many tenants have quit paying rent because they have been financially impacted by the pandemic and need the legitimate protection provided by the Executive Order. However, some tenants are taking advantage of the Executive Order and have quit paying rent because they know they cannot be evicted. 

Under either scenario, many landlords are now finding themselves in a situation where they have to pay the ongoing costs associated with owning rental property without receiving rent payments from their tenants. This has caused some property owners to search for ways to sell their properties because they can no longer afford to own their properties when their tenants are not paying rent. In certain cases, property owners are looking for quick cash sales as a way out of owning their properties. While that might seem like an easy solution, many times these types of buyers use questionable practices to buy these distressed properties.
